A family-sized, 3 bedroom holiday rental villa located in the Pernera suburb of Protaras close to all amenities and beaches and just a 15-minute drive to the other popular tourist resort on the east coast of Cyprus, Ayia Napa which has more amazing beaches. In all of these locations, you will find some amazing restaurants, bars, cafes, ice-cream parlours and various forms of entertainment for all ages.
On entering the villa you will be greeted with, a modern designed, open plan, lounge, dining and fully equipped kitchen area and a guest WC. Satellite TV and FREE Wi-Fi internet provide you with your entertainment needs whilst you are relaxing at the villa. Air-conditioning is installed in all rooms and is included in our rental prices.
The patio doors will lead you to the patio and private swimming pool area. The pool has the option of pool heating, at a surcharge, for those slightly chillier months at the beginning and end of the year.
On the first floor, you will find the three bedrooms and along with the family bathroom. The master bedroom includes a double bed and ensuite shower. The second bedroom comes with a double bed and the third bedroom is a twin room complete with two, comfortably sized, single beds.
All in all a great villa for a family of all ages, who is looking for a holiday rental property with all amenities close by.

Please read carefully the terms and conditions before proceeding to submit a booking request.
www.elitecyprusvillas.com is an advertising platform for Mrs. Sara Menicou t/a Sara Menicou Rentals registered in the Republic of Cyprus and any transactions made through this website are governed by the laws of the Republic of Cyprus.
Mrs. Sara Menicou is directly or through a third party a rental agent and or representative dealing on behalf of private owners offering accommodation in Cyprus. Mrs. Sara Menicou is not a holiday advisor; travel agent and does not, under any circumstances, sell holidays and or package holidays. Mrs. Sara Menicou purely acts as an intermediary between private owners and clients willing to rent private accommodation in Cyprus under the following terms and conditions.
These terms and conditions govern all booking aspects with Mrs. Sara Menicou. Any booking made or order placed by you, whether through the website or otherwise, shall be deemed an offer by you to rent the relevant accommodation subject to these terms & conditions.
To accept any reservation bookings we require a signed booking request, or on-line booking request completed with all requested details for all persons included in your party, or an email confirming your booking. A contract will exist between yourself & Mrs. Sara Menicou as soon as you are issued with a confirmation advice either electronically or by mail.
Booking requests are only available to persons at least 21 years of age. Submitting a booking request form or booking request by email, confirms to us that you have read these Terms & Conditions and agree to comply with them.
Upon receipt of your completed booking request form, we will process your reservation and send you a request for deposit by e-mail. We will hold your dates for you, pending payment or confirmation of payment, for a period of 48 hours from the date/time of the request for deposit.
Confirmation of the booking is not guaranteed until the deposit has been received by Mrs. Sara Menicou. Once the deposit is received we will confirm your booking and send you a confirmation within 24hours.
The maximum period that you are able to book for is 30 nights.
Wherever mentioned that rental rates are 'per week', it is solely for ease of understanding. The term 'per week' means a period of 7 nights and not a calendar week or any other interpretation of the term.
To confirm your booking, we require a, non-refundable, deposit of 30% of the total accommodation cost. The full balance of your booking arrangements are due 2 months prior to your arrival date, whether demanded by us or not. If this is not paid within 7 days of it being due, then we reserve the right to cancel the property booking without any refund.
Mrs. Sara Menicou will not accept responsibility for cash sent through the post. Payment should be made by bank cheque or by bank transfer to our bank account only.
The refundable security deposit for this property is as follows:

The number of persons occupying a property shall not exceed the number stated on the booking form. Letting may be subject to cancellation and/or penalties if the number exceeds the confirmed occupants listed on the booking form. No refunds will be made if the number of occupants violates the rental agreement. Additional persons are allowed only with the permission of Mrs. Sara Menicou.
With the exception of families with children, this property does not accept bookings from groups where the majority of guests are under 21 years of age. Mrs. Sara Menicou has the right to refuse entry to the property if the age of the guests in the group is younger than indicated by the booking form. In such cases, no refund will be given for the amount paid towards the booking.
Property Check-in/Check-out Times
To facilitate cleaning and servicing, the check-in time at a property is 16:00hrs. Check-out time is no later than 11:00hrs on the day of departure.
Late check-outs are at the discretion of the property owner or property manager upon request. Please note, an additional fee could be imposed for late check-outs dependant upon departure time. Upon making any reservations, please take into account that your flight may arrive in the early hours of the morning or late the previous evening, in which case, if you require immediate access to the property, you should add an extra night to your rental period. In addition, this may also apply to your departure where your flight may leave really late at night or early the next morning where by you need to add extra night to your rental period.
Cancellation By You
All cancellations must be submitted to Mrs. Sara Menicou in writing, either by email or by post and will be considered effective from the date of receipt by us.
You may cancel your booking at any time, however, a cancellation fee will apply as follows:
More than two months prior to booked arrival date: the non-refundable 30% booking deposit
Between one and two months prior to the booked arrival date: 50% of rental cost.
Less than one month prior to the booked arrival date: 100% of rental cost.
Travel Insurance is strongly recommended.
Cancellation by Property Owners
The property owner reserves the right to cancel any reservation. In this unlikely event, you will be offered the option of renting another property (subject to availability) with the price difference payable/refundable as appropriate. If an alternate property is not acceptable/available, a refund of any monies paid will be given. Mrs. Sara Menicou will not pay any compensation.
It is a condition of booking that you take out personal travel insurance for all members of your party. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs. Please read your policy details on receipt and take them with you on holiday.
Changes To Property Specifications
Mrs. Sara Menicou acts solely as agent for property owners and, as such, cannot control or prevent changes being made to properties. Although changes to properties are infrequent, Mrs. Sara Menicou reserves the right to change the description of any property or service at any time. We shall endeavour to notify you of any changes before your arrival date, if it is practical to do so. No claims will be accepted for costs or additional expenses incurred as a result of any changes and no compensation will be paid.
All villa names are used for marketing the properties by Mrs. Sara Menicou and may differ from names used by other marketing companies or the villa owners.
It is not permitted to sublet all or part of the property to other persons other than those names stated on the booking form. It is also not permitted to allow other people to stay at the property or use the property’s facilities without prior notice.
Breakages, Damage and Cleanliness
All accommodation is available for letting on the understanding that the properties will be left clean and tidy at the time of checkout and all personal litter must be removed from the property.
You will be held responsible for any damage or breakages to the property or it's contents caused by you and/or any members of your party. In the event of such occurrence, the incident must be reported to the property owner or their delegated property manager immediately and appropriate compensation made.
Customers are not permitted to move any furniture or equipment without prior consent of Mrs. Sara Menicou or the property owner. In the event of such permission being granted, it is the customers’ responsibility to return the same to its original location before checkout. Under no circumstances should any furniture or other items, made for use inside the property, be moved outside.
The occupancy of a rental property is subject to conditions of Fair Use. Mrs. Sara Menicou accepts fair wear and tear to the property, it's furniture, equipment, fixtures and fittings. However, damage above and beyond that which may normally be considered to be fair wear and tear, caused or carried out by the occupant(s) or by guests of the occupant(s), will be deemed to be the responsibility of said occupant(s) and financial compensation will be sought. In the event of such occurrence, the incident must be reported to the property owner or their property manager, immediately.
Furthermore, consistent abuse of the property and/or it's contents may result in summary eviction.
Behaviour and Common Sense
It is the responsibility of all members of your party to conduct themselves in a reasonable and responsible fashion. Please use common sense with regard to others by not creating excessive noise. To avoid injury, please refrain from running on tiled flooring while your feet are wet. Do not sit on furniture or bedding when you are wet or wearing sun lotion. Please treat the property with respect so that others may enjoy the accommodation too.
The use of air-conditioning is the responsibility of all members of the party. Please ensure that it is only used when the property is occupied. All windows and doors are to be kept firmly closed when the air-conditioning is in use and under no circumstances are the units to be left on continuously while the property is unoccupied.
Advertised prices for some properties include an amount of electricity consumption. This amount is enough for normal use of the property including the air-conditioning, all electrical appliances and swimming pool. The limit is set just to protect the owner from abuse. Any additional consumption is charged at Euro0.30 per KWh and will be deducted from your security deposit. The amount of electricity consumption included for this property is:

Swimming Pools, Jacuzzis and Hot Tubs
If your property offers a swimming pool, Jacuzzi, hot tub or any other similar facility, please note that you are using these at your own risk. Mrs. Sara Menicou does not accept any liability regarding injury or death resulting from their use.
Do not allow children or non-competent swimmers to use the swimming pool, Jacuzzi, hot tub, or any other similar facility without the supervision of an adult who is a competent swimmer.
There is no life guard on duty.
Smoking is NOT allowed inside the property.
If you have a complaint during your stay regarding your arrangements, you must inform Mrs. Sara Menicou immediately and we will do our best to resolve the problem on the spot. Sara Menicou Rentals will not entertain complaints submitted retrospectively if we were not informed at the time of the occurrence.
While every care has been undertaken to ensure all information, descriptions, photographs and specifications are as accurate as possible, they are meant only as a guide. While we are committed to providing the best possible service to our clients, Mrs. Sara Menicou will not be held responsible for any errors or omissions and no warranty is implied or given. Please note that specifications, photographs and prices are subject to change without notice and photographs may be digitally altered and/or cropped for performance reasons.
We undertake to notify our clients as soon as we become aware of any construction activity which may affect their enjoyment of a rental property. However, Mrs. Sara Menicou cannot be held responsible for construction work, carried out by third parties, in proximity to any of the properties listed on this web site. We are generally not notified in advance and are not involved in the planning of these works. In most cases, we are in no position to prevent, or demand cessation of any construction works.
In consideration of the fact that Mrs. Sara Menicou acts only as booking agents, no liability whatsoever is accepted for any aspect of the arrangements and, in particular, for any loss, personal injury or death, however incurred, except where an act or omission is a result of willful misconduct or gross negligence on the part of Mrs. Sara Menicou.
Mrs. Sara Menicou uses all reasonable endeavours to ensure the accuracy of the information provided and the quality and facilities of the properties. All information has been provided in good faith and no liability is accepted whatsoever by Mrs. Sara Menicou for any misrepresentation of property material or accommodation.
Mrs. Sara Menicou will not be liable for any loss, breach or delay due to any cause beyond our reasonable control. These include, but are not limited to, Force Majeure (i.e. unusual and unforeseeable circumstances beyond our control) the consequences of which we could not avoid, oversights or errors by third parties, war, riot, civil commotion, terrorist activity, natural or nuclear disaster, industrial dispute, fire, flood, adverse weather conditions or the threat of any of these.
All properties are cared for and well maintained by the owner(s) or their delegated property manager(s). Mrs. Sara Menicou cannot be held responsible for any breakdown of mechanical equipment such as washing machines, dryers, dishwashers, fridges, freezers, swimming pools etc. (although we shall endeavour to repair the problem as soon as possible). Mrs. Sara Menicou and/or the property owner shall not be liable to pay any compensation.
No responsibility is accepted by Mrs. Sara Menicou and/or the property owner(s) with regard to the occupants' personal safety or any accidents or injury sustained on the property grounds. Particularly, your attention is requested regarding the supervision of children when using spas and swimming pools, as no life guards are on duty.
